Modern CMMS platforms are mobile-first — technicians receive, execute, and close work on phones with photos, checklists, and barcode scanning — and increasingly connected, ingesting meter readings and sensor telemetry so that work can be triggered by condition rather than calendar alone. AI capabilities are extending the category further, from natural-language search over work history to automated triage and failure prediction.
The boundary with EAM is soft: CMMS emphasizes maintenance execution, EAM adds lifecycle, financial, and capital-planning depth. Many modern platforms cover both in a single data model.
