Enterprise Asset Management is the discipline — and software category — that manages physical assets from acquisition through disposal, across an entire organization. It extends CMMS territory (work orders, PMs, parts) with lifecycle depth: warranty and depreciation tracking, capital planning, multi-site asset registries, linear assets, and integration with corporate financials.
EAM matters most at scale. A single plant can live in a maintenance-execution tool; an enterprise with dozens of sites, shared engineering standards, and a capital budget needs consistent asset data, cost roll-ups, and repair-versus-replace analytics across the fleet. Classic EAM platforms include IBM Maximo, SAP PM/EAM, and Oracle eAM.
The historical trade-off was depth versus usability: enterprise-grade EAM with a technician experience nobody enjoyed. The current generation of platforms aims to collapse that trade-off, delivering EAM data depth with mobile-first execution in one system.
